What the homes are like
North Las Vegas is defined by one enormous building period. The bulk of its housing stock went up between roughly 2000 and 2008, and Aliante is the clearest example — a master-planned community that filled in almost entirely inside that window. Development stopped hard in 2008 and picked up again in the late twenty-tens with Tule Springs and Valley Vista.
A neighbourhood built inside one decade ages inside one decade. The practical effect is that a lot of North Las Vegas homes are hitting the same maintenance thresholds at the same time. The hardwired smoke detectors installed at construction are now fifteen-plus years old, which is five years past the ten-year expiry, and almost nobody knows this because the units still test fine. That's why we read the manufacture date off every detector here and write it down — it's the single most useful thing we do in this part of the valley.
Two-story is the norm rather than the exception in the 2000s tracts, so the upstairs return filter and the stairwell light both apply. Lots are smaller and houses sit closer together than in Summerlin, which tends to mean shorter dryer runs punched out through a side wall — easier vents, and one of the few things about this housing stock that works in your favour.
Water and softeners
North Las Vegas runs its own municipal water utility. Like everywhere in the valley the principal supply is Colorado River water through the Southern Nevada Water Authority, and hardness sits in the same broad 16 to 18 grains per gallon band. Softeners are common in the 2000s-era tracts, where a great many were fitted as a builder upgrade, and less consistent in the older housing north and east of downtown.

Where to start
If your house went up with Aliante in the mid-2000s, the two things worth doing first are getting every detector dated and finding your second return filter. Both are in every plan, including lite.
